For example, your rental property has a boiler, fire and hob; costing a total of £138. We are more than happy for you (either landlord or letting agency) to organise our visit or we can liaise directly with the tenant to organise a suitable time and date to carry out our checks; at times this is more beneficial for both parties. We are fully qualified to work on all domestic gas appliances.
If you have only one appliance that is not a boiler, this is also charged at £66 to cover travel and first hour.
A few pointers to remember:
- Gas fires must be removed to check the chimney and catchment space. Was it removed before or visually inspected in position?
- An oven must be removed to inspect a hob. For us to check pipework & read the data badge. If drawers are below, these are removed.
A landlord certificate is known by numerous names in the UK such as Annual Gas Safety Check, Gas Safety Record & CP12. By law, under the Gas Safety (Installation & Use) Regulations 1998 it is your responsibility as a landlord and for any rented property to get / have a Gas Safety Certificate renewed every 12 months.
A number of fatalities in the early 1990’s highlighted the dangers of gas appliances fitted in rented accommodation. Investigations into these fatalities showed that in many cases, gas appliances were old, had no necessarily been fitted correctly at the time of installation, later alterations to the premises had affected the safe operation of the appliance, or the appliance had not been checked or maintained over the years.
As a result, the HSE introduced legislation (Regulation 36 of GSR) that made it a legal requirement for gas appliances provided by landlords to be safety checked (not necessarily serviced) at least annuals and records of those checks to be kept. The legislation places these duties on landlords and makes it very difficult for a landlord to pass these responsibilities onto a third party.
Even though it is only a legal requirement to obtain a landlord certificate every 12 months, we highly recommend intermediate checks between tenants too.
Having worked with many landlords and letting agencies over the years, we have come across some very dangerous situations that previous engineers have overlooked or quite simply not bothered to check.
